But apparently somebody forgot to tell Fremont Business Park about the traditional summer slowdown. Leasing activity not only hasn’t declined – it’s actually accelerated in recent weeks.

JDI Shipping Moves Its World
Last Monday, JDI Shipping – which specializes in international freight forwarding, sea freight, road haulage, and air freight – made a move of its own. The company, which acts as independent cargo carriers/shipping agents giving its clients maximum flexibility and reliability, relocated from an older, dingy development not far from Fremont Business Park to the completely renovated, like-new space literally just down the street.

The move to Fremont Business Park at Christy Street is an expansion for the fast-growing business, with JDI Shipping now occupying almost 2,000 sq. ft. of space in 42808 Christy Street, Suite 209.

Private Wealth Management Buys into Christy Street
Ferdie Pernia also needed space for his fast-growing business: Private Wealth Management. Mr. Pernia’s preference was for a location in downtown Fremont. With the RSVP deadline approaching, this is a friendlly reminder that the first annual MGP Golf Tournament will be held on Friday, August 6th in memory of Monte G Pasquinelli. We lost Monte last August, and this year his wife, children, and friends are putting on the MGP Golf Tournament in his memory. The purpose of the tournament is to get friends and family together to celebrate Monte’s life, share stories and memories, and most of all to have a great day filled with golf, food and drinks, and good people!

As Fremont Business Park underwent its impressive $2 million renovation completely transforming the office space this past winter and new tenants started signing leases and moving in, the first few came from outside Fremont. Then, more tenants relocated from elsewhere. And still more followed.

Now, StratApps – a leader in the design and implementation of data warehouse and business intelligence solutions — has become the 15th new tenant to sign a lease for space at Fremont Business Park. Borelli Investment Company, which is developing the complex, supplied the lunches. After introductions by the members attending, it was time for our first field trip.

Yes, a field trip! The destination was the offices of TEAM Christy member Uniforce Sales and Engineering in the 42501 Albrae St. building, Suite 210.

Leader in Imaging for Business and Military Applications
Uniforce specializes in image acquisition, processing and video recording for a variety of industrial, medical, scientific, and military applications. The company supplies sophisticated cameras, frame grabbers, image-processing software, lenses, and lighting — as individual components or complete systems.

At Uniforce, Ben Castricone and his team had several demos set up. We saw how Uniforce relies on a Matrox Iris smart camera, frame grabber and software to inspect liquid levels in bottles. This can be used to pass/fail bottles on a production line.

Next, we watched as an Imperx Bobcat camera mounted on a tripod captured images for a highly technical-sounding process called blob analysis. I’m not joking! This process enables pharmaceutical companies to separate intact pills from broken ones. Another station verified that the pills were the right color before they were packaged.

Surveillance and Other Applications
As you might imagine, Uniforce’s precision imaging solutions also have important applications in surveillance. To illustrate, Ben and his team played images they had captured of us leaving the 42840 Christy Street building on our way to the Uniforce office for the demos. There we all were — in still-frame close-ups!

Throughout the tour, we saw images captured by Uniforce cameras in applications ranging from oceanography (a close-up of the Titanic’s propeller) and space exploration (an image of the space station, shot from a military satellite) to medicine (surgical close-ups) and nanotechnology (nano-sized cooling tubes for semiconductors). We also learned about recording systems that can operate at temperatures well below zero, and high-speed cameras that can slow down the droplets in an inkjet printer or a bullet hitting a Kevlar vest. An alternative for a successful young company is to find a creative building owner that carves up larger spaces into micro spaces perfectly suited to expanding enterprises — at prices that can be as little as one-third to one-quarter the monthly cost of executive suites.

Atomic Staffing Sees Explosive Growth
Atomic Staffing is the latest growth company to make the move to Christy Street. Founded by Ranil Piyaratna just four years ago, Atomic Staffing has signed a lease for 42808 Christy Street, Suite 120 — a 714 sq. ft. office created by dividing what had been a 1,600 sq. ft. corner office on the first floor into three smaller spaces.

Atomic Staffing provides full-service staffing — including temporary/contract talent and permanent placement — for businesses in a variety of industries such as high technology, medical devices, and pharmaceuticals. Joint relationships with other agencies allow Atomic Staffing to meet virtually any requirement for any business.

At Christy Street, Atomic Staffing will not only enjoy its own private space rather than a cramped cubicle with multiple people back to back, but it will also have access to building amenities such as fiber optic-based high-speed Internet service, wireless connections, a well-equipped common conference room, fitness center, and in-suite coffee bar.

Moving Up — In More Ways Than One
Atomic Staffing is moving up to Fremont from its current office in North San Jose, and is also expanding its space requirements as the company grows.

“We really like Fremont Business Park’s location,” said Ranil. “We’re right off I-880, and are close to more affordable homes in Fremont and the East Bay, so we can continue to attract good people. In addition, employees have many places to eat and shop — from P.F.Chang’s and Claim Jumper to Kohl’s and Costco — at Pacific Commons shopping center right down the street.”

Becoming Part of a TEAM
Ranil said that joining TEAM Christy, a group that provides business networking, referrals and educational opportunities was also a deciding factor.

“It’s nice to be part of a true business community,” he remarked. “In the office complex I’m moving from, you’re all by yourself — you don’t really know anybody. TEAM Christy’s monthly meetings and use of face-to-face and social networking were very appealing to me.”
