Super Fast Internet Comes to Fremont Business Park

August 31st, 2010

As part of the extensive renovation that was completed at Fremont Business Park this past spring, Borelli Investment Company discovered that the buildings were all connected by unused fiber optic cable. Borelli decided to “light up” this fiber optic cable and make super-high-speed Internet service available to tenants at a fraction of the price you’d typically have to pay.

After months of work to get everything ready, the launch of this stunningly fast, fiber optic Internet service is set for September 1st.

Compare Christy Street’s Fiber Optic Service to AT&T
The table below compares the speeds and costs of Fremont Business Park’s extraordinary fiber-optic service to the high-speed Internet service most tenants currently have through AT&T.

Making Sense of the Numbers
So you may be saying, “That seems almost too good to be true. What’s the deal?” Here’s the straightforward explanation. Fremont Business Park simply isn’t in the Internet service business to maximize its profits. So, it doesn’t need the high markups Internet service providers charge.

The blazingly fast fiber optic service is being offered as another way to attract and keep good tenants. If you’re happy, the owners of the office complex are happy. So, the service is really intended as another benefit to appeal to businesses interested in leasing at Christy Street.

Other Benefits of the Christy Street Internet Service
You’d think the comparisons in the above table would be enough, but there are other compelling reasons to choose the fiber optic service.

  • Your own dedicated connection to the Internet – no central office to slow the service down
  • Performance is consistent throughout the day – no declines at peak periods
  • Upload and download speeds are the same
  • Optical fiber is considered the most secure and reliable
  • You can connect by Ethernet or wirelessly
  • If you have special needs such as financial data distribution or business continuity/disaster recovery applications, speeds of 25 Mbps, 50 Mbps, or even 100 Mbps are available. Just ask!

There is a one-time installation fee of $300, but you can be up and running at super fast fiber optic speeds within an hour. And unless my math is off, you’ll pay for the installation costs in the first month alone. What’s even better, there’s no monthly charge for September!

New Neighbors Coming Soon

August 23rd, 2010

As we head into late August, most people are thinking of squeezing in one last vacation before business returns full tilt after Labor Day. For example, I’m sitting here right now in Yellowstone National Park, writing on my Apple iPad as I gaze out at the beautiful blue waters of the lake shimmering in the early morning sun.

You may be in Cancun, or Hawaii, or some other place sunny and warm and relaxing. Or you may be at your desk, sipping a cup of coffee and getting ready for another day of working hard to build your business.

If that’s you, you’re not alone. Anna Mcquillan Rose of Borelli Investment Company has been showing a lot of space and lining up new neighbors for the businesses at Fremont Business Park at Christy Street.

Multiple Leases Out for Signing
This week, Anna reports that she has a number of leases out for signature, and she expects them to be returned shortly. The companies range from relatively young to several more established, major tenants that are considering a significant amount of space. Assuming these leases get signed, the vibrant Christy Street business community will be welcoming a number of new neighbors very soon.

Next TEAM Christy Meeting on September 23rd
Here’s a reminder about the next TEAM Christy meeting that you don’t want to forget while you’re on your summer hike or fishing trip. The business acceleration and executive enrichment group will hold its next luncheon meeting on Thursday, September 23rd at 12:00 noon.

Borelli provides lunch to the participants. But far more important is how TEAM Christy can provide welcome nourishment for your business – with good ideas you can apply right away, the opportunity to make new connections, and just a lot of food for thought. There’s even more to come this fall. And best of all, it’s free.

We’ll announce the featured presenters soon, but mark September 23rd on your calendar right now. If you’d like to register for the luncheon or get more information about TEAM Christy or the remaining space in the buildings, e-mail Anna, or call her at (408) 550-4826. DRE License #01368576

And one more time, don’t forget: Borelli offers a generous finder’s fee to anyone who refers a prospective tenant that closes a lease for space at Fremont Business Park. Cash in now!

No Summer Slowdown at Fremont Business Park

August 2nd, 2010

Traditionally, the pace of the real estate business eases a bit in the summer. Many business owners are on vacation, and people are enjoying the longer days with family and friends, before getting back to the busy school/work routines of the fall.

But apparently somebody forgot to tell Fremont Business Park about the traditional summer slowdown. Leasing activity not only hasn’t declined – it’s actually accelerated in recent weeks.

JDI Shipping Moves Its World
Last Monday, JDI Shipping – which specializes in international freight forwarding, sea freight, road haulage, and air freight – made a move of its own. The company, which acts as independent cargo carriers/shipping agents giving its clients maximum flexibility and reliability, relocated from an older, dingy development not far from Fremont Business Park to the completely renovated, like-new space literally just down the street.

The move to Fremont Business Park at Christy Street is an expansion for the fast-growing business, with JDI Shipping now occupying almost 2,000 sq. ft. of space in 42808 Christy Street, Suite 209.

Private Wealth Management Buys into Christy Street
Ferdie Pernia also needed space for his fast-growing business: Private Wealth Management. Mr. Pernia’s preference was for a location in downtown Fremont. But after touring a number of office complexes – including Fremont Business Park at Christy Street – Mr. Pernia was sold on the image the clean, completely renovated space at Fremont Business Park would project to his high-end clientele.

And because Mr. Pernia also knows the value of a dollar, the highly competitive rents at Christy Street were attractive to him as well! Private Wealth Management can be reached by calling (510) 396-8300, or e-mailing Mr. Pernia.

Summer Activity Level Remains Hot
The two new tenants are just part of the story at Fremont Business Park. Jana Gluckman of Ritchie Commercial showed one of Christy Street’s largest spaces late last week, and there have been two additional requests for proposal (RFPs) for approximately 5,000 sq. ft. of space within the past week alone.

So it’s clear things are going to remain hot at Christy Street right through the summer. If you’re interested in touring the space or learning more about the office complex’s features or the unique TEAM Christy business acceleration group that meets monthly, e-mail Anna Mcquillan Rose, or call (408) 550-4826. Don’t forget: Borelli offers a generous finder’s fee – equivalent to 10% of the broker’s commission – to anyone who refers a prospective tenant that closes a lease for space at Fremont Business Park. Refer an associate and collect your share of the cash!

Broker Community: Monte Pasquinelli Golf Tournament

July 30th, 2010

Hello,

With the RSVP deadline approaching, this is a friendlly reminder that the first annual MGP Golf Tournament will be held on Friday, August 6th in memory of Monte G Pasquinelli. We lost Monte last August, and this year his wife, children, and friends are putting on the MGP Golf Tournament in his memory. The purpose of the tournament is to get friends and family together to celebrate Monte’s life, share stories and memories, and most of all to have a great day filled with golf, food and drinks, and good people!

www.mgpgolftournament.com

We will have a dinner reception to follow the golf tournament, and we will have an auction and raffle prizes to raise money for a few specific organizations the family has chosen, including Bellarmine. Please visit the MGP Golf Tournament website for more information and registration for the tournament.

If anyone would like to invite someone who isn’t necessarily internet or website savvy, you can let them know they can send a check to Kathi in the amount they would like to purchase an item for. Example: If someone wants to buy a ticket to the dinner reception, they can send a $50 check to Kathi Pasquinelli at 2542 Tartan Dr., Santa Clara, CA 95050. (Check the website for all pricing on tickets to golf, for the dinner reception, and/or for a shirt.)

Thank you!
